Rental Policies

Advanced Payment: (short term rentals) less than 28 days:

A minimum deposit of (50%) of the total rental is required upon booking. If payment is being mailed in and not received within 7 days, the reservation will be cancelled. Any remaining balance is due 30 days prior to the arrival date. For reservations made 30 days less than that of the arrival date, total balance is due at time of booking.

Cancellations: (short term rentals) less than 28 days:

Reservations not paid within 30 days of the arrival date are subject to cancellation and all rental payments may be forfeited. Cancellations must be made in writing via email at least 30 days prior to the arrival date. You may email directly at seacoastrealtygroup@aol.com. Cancellations made within 30 days of the arrival date will receive a full refund minus the $50.00 cancel fee. Cancellations made inside of the 30 days of the arrival date will lose the entire deposit of (50%) plus a $50.00 cancellation fee.

Advanced Payment (Winter Rental Monthly Only) 28 days or longer stays:

Advanced deposit required at time of booking in the amount of $350.00. First month rent payment due 120 days prior to arrival date. Rent is due on the first of each month. Tenant is responsible for Electric bills only for amounts over $50.00.

Cancellation: (Winter Rental Monthly Only) 28 days or longer stays:

Cancellations must be made in writing or emailed to seacoastrealtygroup@aol.com. Any cancellation made inside of 120 days of the arrival date forfeits advanced payment of $350.00 plus first month rent.

Minimum Stays:

7 night minimums do apply for most properties during peak season. All properties require a 3 night minimum stay. Weekly rentals will be scheduled Saturday to Saturday, dependent upon unit restrictions.

FAMILY RENTALS ONLY: 

All rental units must be occupied by an adult, over the age 25. Reservations made under false pretense will result in immediate cancellation and/or eviction with NO refund. Parents are not allowed to check-in and leave, they must stay at the property throughout the duration of the scheduled stay.

Pets:

No pets are permitted in units. Violation is grounds for immediate termination of your rental with no refunds. Pet specific units require a non-refundable deposit in the amount of $150.00 and no pets over 25 lbs are permitted. 

Hurricane Policy:

In the event that the property you have booked is issued a mandatory evacuation by the national weather service due to a hurricane, you will be issued a full refund for the number of nights you have not stayed in the property. We do not issue refunds for inclement weather.

Tax Rates:

Okaloosa County: 11%
Walton County: 11.5%
Santa Rosa County: 10.5%
Bay County: 12.5%

 

Vacation Rental Damage Protection Plan:

This Vacation Rental Damage plan covers unintentional damages to the rental unit that occur during your stay, provided they are disclosed to management prior to check-out. The policy will pay a maximum benefit of $1500.00. Any damages that exceed $1500.00 will be charged to the credit card on file. If, during your stay at one of our Rental Properties, an insured Person causes any damage to real or personal property of the unit as a result of inadvertent acts or omissions, the Insurer will reimburse the Insured for the cost of repair or replacement of such property up to a maximum benefit of $1500.00. Certain terms and conditions apply. Full details of the Vacation Rental Damage coverage are contained in the Certificate of Insurance or Insurance Policy. (www.vacationrentalinsurance.com/G10VRD). The Vacation Rental Damage Plan can be purchased up to and including at, check-in. By submitting payment for this plan, you authorize and request CSA Travel Protection and Insurance Services to pay directly SeaC oast Realty Group Inc. any amount payable under the terms and conditions of the Vacation Rental Damage Plan. 

Guest Protect - Travel Protection:

Travel Protection Insurance is available through CSA Travel Protection. The plan is optional but we strongly recommend it. In case of any unforeseen events, this insurance helps protect your vacation investment. IF YOU CHOOSE NOT TO PURCHASE THIS COVERAGE, NO REFUNDS WILL BE GIVEN. You can decline the coverage by signing the waiver form enclosed with your confirmation and returning it to SeaCoast Realty Group Inc. within 10 days of receipt of your confirmation. Travel insurance can be accepted or declined during the booking process.
